INITIAL COSTS.
What initial costs are due when applying or moving into our community?

Application Fee: No application Fee (State law).

Security Deposit: $1000 - up to 2x the monthly rent based on credit qualifying criteria. Please note: This is collected at the time of application and is refundable within 72 hours of payment. After that period, the deposit converts to a non-refundable holding fee, should the application be canceled. Once moved in, the deposit remains until move-out. At that time, it will be applied to any outstanding charges, and any remaining balance will be refunded within four weeks.

MONTHLY REOCCURRING COSTS.
What are the required monthly fixed costs besides rent?
In addition to your monthly base rent amount, the following required recurring monthly utilities and services are added to your ledger or billed directly:

Base Rent: Your monthly base rent amount.

Energy Conservation Fee: $7.86/mo.

Internet: $60 (Resident pays from ledger to community).

Electricity: Based on usage (Billed by 3rd party, includes service fee).

Depending on your personal choices, amenity use, or specific pet additions, the following optional fees may apply to your account:

AVOIDABLE COSTS.
What are the avoidable costs or penalty fees to be aware of?
To ensure a smooth tenancy and avoid unnecessary charges on your ledger, please keep these situational costs in mind:

Lease Termination Fee: 2x the monthly rent.

Failure to Change Utilities to Resident's Name: The cost of utilities used by resident which were paid for by landlord.

Late Rent Payment Fee: 5% of rent each occurrence.

NSF/Dishonored Payment Fee: $50 each occurrence.

Do you allow pets?
Pets are residents, too! Two furry friends welcome per home.
Are there any costs for pets?
Pets are family too so no need to charge extra! We may require an additional security deposit just in case a pet-friendly oopsie happens!
Are there breed restrictions for pets?
We welcome most breeds of dogs. However, because certain dogs do not thrive in a community environment, we cannot accommodate the following breeds, dogs resembling these breeds, or mixes of these breeds: Akita, American Staffordshire Terrier, Bull Terrier, Chow, Doberman, German Shepherd, Husky, Pit Bull, Presa Canario, Rottweiler, Belgian Malinois, and Wolf Hybrid.
Is there a weight limit for my pet dog?
No! Big or small, we welcome most dogs. Breed restrictions do apply - see the next question for more information.
How does the community promote a healthy, smoke-free living experience?
Our community is a breath of fresh air. With every lease agreement comes a commitment to absolutely no smoking of any kind anywhere on the property, so you and your lungs can thrive.
Do you offer on-site parking?
We offer various parking options to best meet your needs.
Parking Options and Rates:
Standard: Starts at $65
Garage: Starts at $115
Garage Premier: Starts at $165

Do I need renters insurance to live here?
Liability coverage is required to live at our community, and we have options for you.
What if I want to add a roommate to my lease?
If a new roommate moves in, he or she must fill out an application and qualify.
What lease length options are available?
We offer select lease terms of up to 24 months. Please reach out to the leasing team for details. Price range is based on lease length and specific move-in date.
Are security deposits refundable?
Security deposits are collected at the time of application and are fully refundable within 72 hours of payment. After that period, the deposit converts to a non-refundable holding fee if the application is canceled.
Once you move in, the deposit remains with the property until move-out. At that time, it will be applied to any outstanding charges, and any remaining balance will be refunded within four weeks.
Do you offer lease flexibility for members of the U.S. Military?
If you are active military and receive PCS or deployment orders, we'll be glad to release you from your lease. All we need is proper written notice and supporting documentation in accordance with the Servicemembers Civil Relief Act (and, if applicable, its state law counterpart).
What if my roommate moves out?
If a roommate moves out, the remaining leaseholder will need to re-qualify.
Do you allow subletting?
We do not allow subletting or short-term renting of apartments. This includes, without limitation, rentals arranged on third-party sites such as Airbnb.com, VRBO.com, or other similar sites.
What if I want to add a roommate to my lease?
If a new roommate moves in, they must fill out an application and qualify.
What if I've had a previous eviction?
We screen for previous evictions consistent with applicable law. We also consider a range of factors as permissible under applicable law, including negative payment history, past or current bad debts, liens, bankruptcies, or judgments. Depending on individual circumstances, an applicant may be disqualified. Employment verification may also be performed. We adhere to the Fair Credit Reporting Act (FCRA) and other applicable law.
Do you allow Section 8 or other housing programs?
We do business in accordance with all applicable laws, including the federal Fair Housing Act and its state and local counterparts. Please contact the leasing office with additional questions.
Do you comply with Fair Housing standards?
We do business in accordance with the Federal Fair Housing Law as well as all state and local laws. All applications and renewals are considered without discrimination on the basis of any class protected by applicable laws, including but not limited to source of income.
I'm coming for a tour, what do I need?
All you need is your photo ID.
I'm ready to lease, what do I need?
Just yourself! Our online application makes it simple and easy. Each person 18 or older who will be living in the apartment home will need to fill out an application. You may be asked for documentation of your income, identity, or other supplementary information after the application is submitted.
What are the income requirements for living at this community?
In general, income must average 3 times the monthly rent for prospective residents; however, those requirements may differ depending on source of income.
Do you allow guarantors/co-signers?
We gladly accept guarantors. Must have an average income of 5x the monthly rent.
Who needs an application?
Anyone over the age of 18 that will be living in the apartment home and guarantors (co-signers).
How many people can live in an apartment?
Two people per bedroom (except children under 24 months; they are exempt from occupant counts).
Do you perform background checks on potential residents?
We screen for criminal background consistent with applicable law, and applicants may be disqualified based on history after a holistic review.
Which utilities am I responsible for once I move in?
Great question! Residents are responsible for their use of water, sewer, electric, gas, trash, and pest control. All will be billed monthly
